February picks up where January left off, as the second month of the year proves to be even stronger than the first. New seller asking prices hit a new record high of £348,804 this month, rising by 2.3% (+£7,785).
February normally sees a rise in asking prices from January, but this is the biggest monthly jump in cash terms recorded by Rightmove in more than twenty years of reporting, and the annual rate of asking price growth (+9.5%) is the highest recorded since September 2014.
This new record means that average asking prices have now risen by nearly £40,000 in the two years since the pandemic started, compared to just over £9,000 in the previous two years.
The pandemic continues to influence many home moves, with this month’s price growth driven primarily by the “second stepper” sector – those who may find themselves in need of more space and are now ready to move on from their first homes.
As the final pandemic restrictions now look to be ending, and returning to the office is encouraged or required by many businesses, London has recorded the biggest jump in the number of buyers sending enquiries of any region (+24%), a new price record, and its highest annual rate of price growth since 2016.
Business of the Month:
When our clients complete on a purchase, as part of our moving in pack, we include a pouch of sweets from Kameila’s Kandy Store, which are received very well.
This local business is run by Amelia and her boyfriend with some help from her family and are based in Gravesend. They came up with the idea of selling sweets when Amelia was made redundant during lockdown and the business has thrived ever since.
Along with the sweet pouches, they offer mixed sweet cones for parties, wedding favours and seasonal themed pouches and cones. This Easter they will be offering pouches, two types of cones and Easter Bunny chocolate baskets. They also offer a full deliver service to Medway and surrounding areas.
Please check out their Facebook page to order directly.
We are very pleased to announce that, along with Asda, we are the proud sponsors of the 2022 Smartie Challenge, which is raising money for a learning hub within the school.
Josh, his siblings and his best friends attended the school, many of which still live on Riverview Park so this is very close to his heart.
Cascades Leisure Centre
Good news for the residents of Gravesend as preliminary plans are underway to build a new leisure centre on the current Cascades leisure centre site. For a long time, It has been recognised that Northwest Kent lacks a competitive standard 6-8 lane swimming pool so along with this, the new centre will be a home for families as well as a venue with a level of facilities attractive to competitive sports. There will also be a soft play venue and a clip and climb.
Why not get down to the Woodville in the town centre, it shows an array of films along with streaming live music events and live theatre. The 810-seat auditorium is not only a space for theatre, concerts, it is available to hire for banquets, weddings, and trade shows. Underneath the main auditorium is another studio space seating up to 150 and The Blake Art Gallery. Private function rooms, Spotlites Cafe and a bar are available for patrons to use.
