Market Update:
Best ever spring sellers’ market as prices hit another new record

- Another new price record as the average price of property coming to market jumps by 1.7% (+£5,760) this month to £354,564, breaking through the £350,000 barrier for the first time


- The average monthly rise is the largest seen at this time of year since March 2004, pushing the annual rate of increase to 10.4%, with all regions and countries except London and Scotland now up over 10% annually


- Most expensive sector of four bedrooms plus sees average 3.8% (+£23,619) monthly price surge encouraging new sellers to come to market, with 12% more new listings in this sector than at this time last year


- For those looking to move this is the best ever spring sellers’ market, not just because of record price levels:


We enter the spring selling season with the biggest mismatch between supply and demand for this time of year ever measured by Rightmove, with more than twice as many buyers as sellers


Chance of finding a buyer in first week is highest ever, and twice as likely compared to same period in 2019


The price of property coming to market has hit a new record high for the second consecutive month, with the national average now being £354,564. This month’s 1.7% (+£5,760) increase is the largest at this time of year since March 2004. In addition, the annual rate of 10.4% is the highest that Rightmove has recorded in any month since June 2014. This unprecedented price level is being stoked by the greatest imbalance between buyer demand and the number of properties available for sale that we have ever measured at this time of year. This is the strongest spring sellers’ market that we have ever seen in several metrics.


 


Business of the Month:


Bub Club is based at Rochester Baptist Church on the High Street and is run by Holly. Having been in childcare for 10 years based in the Netherlands, London and Kent, she noticed that once the covid restrictions lifted that there was a gap for messy play in the Rochester area last Summer.


The classes consist of taste safe messy play, truff trays, creative section with crafts paints etc, water play, sensory toys and baby safe section.


Holly is DBS checked and has had first aid training and her dad (also DBS checked) also sometimes helps. He has extensive experience in the arts and is currently studying as a Forrest school teacher. She also had teenagers helping her as an opportunity for work experience and a reference for their CV.


Sessions are £4 per person and babies under 4 months come free (but ticket still needs to be selected for capacity reasons). This was a huge hit with 4 classes a week sold out throughout the summer. During this time, we hosted a shopping 256 families! Many were returning loyal customers who would come weekly. They decided to take a break from November due to the rise of the new covid variant, but new sessions are now planned during the half term/school holidays.

With what looks like to be an explosive end to the rugby season for GFRC with the final match this Saturday and promotion in sight if they win to the London South East One. Please come down and show your support and have a few beers for a truly fun day. Game starts at 3pm and our very own Josh Smith will be playing too.


To mark the end of the season the No Limit Street Band will be performing at the club from 8pm. These guys collaborate with the club annually for their Famous OKTOBERFEST, so its time to see them again! This is a free event and fundraiser for their Centenary Tour! Starts 8pm.


Also to note on Saturday 22nd April there will be a charity rugby match against GFRC and Darenth Valley Hospital in aid of men’s mental health.



 
Local Easter News



From 10am on the 16th April St Georges Church, Gravesend are running Easter crafts and activities for children and their families. Only £1 per a child, no need to book, just turn up on the day.


On Friday 1 April from 11am-2pm outside the Post Grad Centre at Medway Hospital there will be a Mini Easter Fair.

There will be a lovely range of gifts, Easter knitting, cakes, raffle, games, refreshments and much more to raise money for the hospital charity.


On 15th April from 10am-4pm and 16th April from 2.30pm-4pm little ones can follow the trail through the woods to find the Easter Bunny and receive an Easter surprise at this Easter Hunt at Shorne Woods Country Park. Price: £6
